Perched high above Mumbai’s ever moving skyline, OASIS by Rutam Intarch unfolds as an exploration of quiet luxury, where restraint becomes the language of sophistication. Designed for a couple deeply connected to the world of design, including a homeowner trained in architecture at the Southern California Institute of Architecture, the residence reflects a shared appreciation for timelessness, clarity, and thoughtful living. Rather than relying on visual excess, the home derives its richness from proportion, materiality, and finely tuned detailing.

At its core, the project embraces an understated elegance that feels both contemporary and enduring. Every element has been carefully considered to create spaces that are purposeful, calm, and deeply liveable. The home resists fleeting trends, instead focusing on qualities that age gracefully over time.

Though conceived as a three bedroom residence, the apartment incorporates the flexibility of a fourth room that functions as a study when required. The layout includes expansive living and dining spaces, a kitchen, staff quarters, and three en suite bedrooms, all connected through a circulation plan that balances openness with practicality. Spatial planning plays a critical role throughout the home, ensuring that each area feels generous without losing intimacy.

The arrival experience immediately establishes the residence’s refined character. A six foot wide entry passage has been transformed through the use of rare Bog Elm veneer panelling, which seamlessly conceals storage within its richly textured grain. This subtle gesture introduces the home’s material palette with quiet confidence, allowing warmth and craftsmanship to emerge naturally rather than through ornamentation.

The living and dining areas unfold as light filled spaces that seamlessly connect to the adjoining home office through large L shaped sliding doors. When opened, the study becomes an extension of the entertainment zone, allowing the apartment to transform fluidly according to occasion and use. Expansive balconies further extend the living spaces outward, inviting in natural light, sea breezes, and uninterrupted panoramic views that continually animate the interiors throughout the day.

One of the project’s most significant achievements lies in its execution. Delivered within an ambitious seven month timeline while the building itself was still under construction, the residence demanded constant on site coordination and meticulous planning. Particular attention was given to integrating the VRV air conditioning system without compromising the apartment’s remarkable twelve foot ceiling height. The resulting sense of volume defines the atmosphere of the home, creating interiors that feel airy, open, and deeply calming.

Materiality forms the emotional and tactile foundation of OASIS. Carrara marble, selected from a rare lot distinguished by its delicate grey veining, flows throughout the residence as a luminous and elegant base. The warmth of Bog Elm veneer introduces depth and texture, continuing seamlessly across surfaces to soften the otherwise light filled interiors. Brass appears sparingly through subtle inlays and fittings, adding moments of refinement without ever overwhelming the spaces.

The palette is further enriched through carefully chosen natural materials and artisanal details. The master bathroom is clad in Chiku stone and limestone, while bespoke mirrors featuring MS cutwork lend sculptural character to the interiors. A handcrafted grunge textured wall layered in pigments introduces depth and tactility, while a traditional Lippan work mandir created by artisans from Rajasthan anchors the residence in a sense of cultural craftsmanship and memory.

Colour throughout the home is drawn directly from its coastal surroundings. Soft sea greens, sky blues, and muted coral tones echo the constantly shifting relationship between sea and sky visible through the apartment’s large openings. Fabrics, rugs, and handcrafted lighting add warmth and texture while maintaining the home’s restrained sensibility. Furniture pieces have been carefully proportioned to complement the soaring ceiling heights, ensuring visual balance and spatial harmony.

Perhaps the most defining aspect of OASIS is the intuitive nature of its design process. Rather than relying heavily on rendered imagery or rigid preconceptions, the home evolved organically on site, shaped through continuous dialogue, instinct, and trust between the designers and homeowners. Details emerged naturally in response to light, proportion, and context, resulting in spaces that feel authentic rather than overly orchestrated.

The collaborative relationship between architect and client became central to the project’s success. With the homeowners bringing both design sensitivity and practical understanding to the process, the residence evolved as a shared vision rooted in clarity and purpose.


OASIS ultimately stands as more than a luxurious Mumbai apartment. It is a home where architecture quietly recedes into the background, allowing light, atmosphere, and the rhythm of everyday life to take centre stage. Rich in materials yet restrained in expression, it offers a timeless sanctuary defined by elegance, calmness, and an enduring sense of belonging.
